Buying a home can be a very stressful and complex process, but with the help of a Kemper Dumay Buyer's Agent, it can be easier than you think. Here are the key steps to buying a home.

1. Select a Kemper Dumay Buyer's Agent

2. Securing your financing
The next step is to get a pre-approval letter from a mortgage lender. 3. Shopping for homes
Now that you know what you can afford and have a Kemper Dumay Buyer's Agent on your side it is time to start looking for that perfect home. A great way to start is right here at KemperDumay.com. Click on "search homes", enter your criteria and you have access to all the homes listed in the Kansas City area. Your Kemper Dumay Buyers Agent will also be actively searching for homes that fit your wants and needs and he/she will be ready to tour homes with you. Now the fun starts! 4. Making an Offer
You have discovered the home you want to purchase and it is time to make an offer. Don't panic! Your Kemper Dumay Buyer's Agent will be there to guide you through every step of the real estate transaction. We will advise you about pricing of other homes in the market and assist you in successfully negotiating for the purchase of your home. Once the offer has been drafted, your Kemper Dumay Buyers Agent will present it to the seller's agent. At that point the seller has 3 options: 1) accept your offer, 2) reject it or 3) make a counter offer. Your Kemper Dumay Buyer's Agent will be the "go-between" during the negotiation process, keeping you informed along the way.

5. Contract
Once both parties have agreed to all the terms and the documents have been signed, you are now under contract to purchase the home. Your earnest money and any additional deposits are now put in an escrow account until closing.

6. Inspections
Any inspections that you reserve the right to undergo must be done in a timely manner; usually within 10 days. Your Kemper Dumay Buyer's Agent will arrange this for you and will be present during the inspections. Depending on the terms of the contract already agreed upon, you have the option to renegotiate based on the inspection report. You Buyer's Agent will advise you of your options.

7. Title Insurance
Your Kemper Dumay Buyer's Agent will order title insurance with a qualified title company. This protects you in the event that someone comes forward in the future and claims the property as their own. Most lenders will require title insurance.

8. Homeowners Insurance
Homeowners insurance will be required by the lender to close the loan. Your Kemper Dumay Buyer's Agent can assist you in arranging this.

9. Getting Connected
The seller will usually have the utilities turned off as soon as they move out. During the time between the contract and your closing you should be arranging for all utilities and mail to be transferred to your new home on the date of closing or moving. Your Kemper Dumay Buyer's Agent will provide you with the phone numbers of the utility companies in your particular area.

10. Closing
The final step to moving into your new home is the closing. Prior to the closing your Kemper Dumay Buyer's Agent will conduct a final walk through with you to be sure the house is acceptable to you and all the terms of the contract have been met. The closing will either take place at your lender's office or the Title Company's office. Your Kemper Dumay Buyer's Agent will provide you with a settlement statement that will outline funds necessary to close on the property. You may need a certified check for closing, but it is always a good idea to bring your checkbook for any minor charges that may have been overlooked.
